Let’s start with the definitions:
Floor Area: In architecture, construction, and real estate, floor area refers to the total area occupied by a building or a specific part of it, measured in square feet or square meters. The definition of floor area can vary depending on what elements of the building are included, such as external walls, internal walls, corridors, stairs, etc. There are three main ways to measure floor area:
Gross Floor Area (GFA): This is the total floor area within the building, measured up to the external face of the external walls.
Gross Internal Area (GIA): This is the floor area within the building, measured up to the internal face of the external walls.
Net Internal Area (NIA) or Usable Floor Area (UFA): This is the GIA minus the floor areas occupied by certain elements like lobbies, machinery rooms, stairs, mechanical and electrical services, lifts, columns, toilet areas (except in residential properties), ducts, and risers.
Habitable Surface: In the context of the French Code of Construction and Housing (R111-2), Habitable Surface (SHA) is defined as the constructed floor area after deducting the areas occupied by walls, partitions, staircases, ducts, door and window openings. It does not include unconverted attics, cellars, basements, garages, terraces, loggias, balconies, outdoor dryers, verandas, common areas, and other outbuildings of housing. Additionally, parts of premises with a height less than 1.80 meters are also excluded from the calculation.
